Why are these important?

It’s important to separate buyers and sellers because if sellers can click around and find your exit strategies, you can scare them off.  Your seller site should have information only for sellers, not for buyers and, unless you’re selling at full retail prices, no property listings either.

When you get deals, you need a way to show them to people.  Listing properties on your website can save a lot of time and hassle because it cuts down on having to show properties d4hswlf.

Lead capture forms are obviously important because that’s kind of the point of having a website, right?  Prospects need to be able to fill out a form and submit it, which sends their information to you.

Landing pages are web pages that are targeted to a specific type of lead.  For example, you could have a landing page for rent-to-own buyers.  When they go to that page, all they see is information about rent-to-own homes and a form to contact you.  Nothing for sellers, investors, etc.  You don’t want to distract prospects with things that don’t drive them toward taking action.

It’s important that you be able to make changes to your own site.  Otherwise you end up in a situation where you have to request things to be done and wait for days or potentially weeks for changes to be made.  If you have access to make changes yourself, you can do it whenever you first get the idea to change something.  Just be careful not to make dramatic changes without a safety net.  For example, if you’re changing a lot of text, copy and paste the old text into a document you can save in case something goes wrong or you change your mind and want to put it back.

Email marketing means having a way to follow up with new leads automatically by email.  When someone fills out a contact form on your website, you can send them a series of emails automatically.  You go in one time and put in your follow-up messages and each new prospect receives them.  Ideally, this would be built right in to your website, that way you don’t have to pay for an extra service every month and have to learn how to use it.  However, use caution with this.  If it’s not set up properly, emails coming from your site can get flagged as Spam and not make it through to your prospects.  If necessary, a third party service can be used like Aweber, MailChimp, etc.

Be sure there’s a way to get tech support when needed.  It’s easy to get in over your head with a website so be sure there’s a way to get help.
